Keck Pasadena Medical Office Building - Pasadena, California

Advanced Construction Testing (ACT) was retained by University of Southern California (USC) Facilities Planning and Management to provide third-party building envelope testing services for a new medical and administrative facility located in Pasadena, California.

The project involved the demolition of two existing buildings and the construction of approximately 90,780 SF of new space. The scope included a four-story Medical Office Building (MOB) above grade and three stories below grade, along with a new Administrative Building. SmithGroup served as the Architect of Record.

ACT performed air and water penetration testing of fenestration systems and verified key exterior assemblies. Testing was conducted in accordance with ASTM and FGIA standards, including ASTM E1105, ASTM E783, AAMA 501.2, AAMA 502, and AAMA 503. In addition, ACT performed ASTM E1186 with smoke on precast wall panels and fluid-applied air barriers, ASTM E1186 with detection fluid on fluid-applied air barriers, and infrared (IR) scans of all walls and the roof. All testing was performed or supervised by certified professionals experienced in building envelope performance evaluation.
